The Tenant

Carrying out and organizing viewings and negotiations;

Background check of the prospective tenant, we ask, among other things, for a biography and investigate the motives of a tenant. In addition, a check on the work contract and salary specification with the employer and, if available, a reference from the last landlord;

Property Management Maintenance

Here we would be the property manager, this saves you time and energy when leaving it up to the professionals. It can also give you peace of mind and security that the rent will always be paid.

Below is an overview of what we manage for you

Financial maintenance: 

- Collecting the monthly rent and taking care of the additional financial settlement 
- We guarantee the receival of the rental payment on an agreed date each month, regardless of the tenant's payment. 
- Taking care of the annual rent increase in line with the maximum rental price increase from CBS   
- Informing the tenants of municipal taxes and levies charged

The Lease

Drafting rental contracts and giving explanation;

Drawing up an inspection report, taking meter readings and assisting in transferring the utilities in the name of the tenant.

Market advice and rental price increase arrangements for the duration of the tenancy.

Check out of the apartment and assisting with deductions of the deposit if needed at the end of the tenancy.

One month’s rent excl. VAT on a no- cure-no-pay basis.

Our Fee

Technical management: 

- Handling and resolving tenant requests (in line with the rental law and regulations)
- Organizing repairs of technical malfunctions 
- Requesting quote(s), discussing issues and providing a solution, coordinating maintenance and repairs
- Checking submitted invoices 
- Creating custom-made maintenance overview of the property for the tenants 
- Supplying and informing tenants on the guidelines of minor repairs

The Market.

As you can see the prices can vary per area, the price is very sensitive to the market, it is based on the following example factors…

-          Location

-          Number of bedrooms and sizes

-          If there is outside space

-          Quality of interior finishing

-          If It is furnished, upholstered or bare

-          Owners can also charge more based on the candidates, ie. If they accept pets in the apartment, you can normally expect higher demand which influences price.
